Farm Leasing & Land Management

Four generations of Central Valley farming, working for your ground

Owning agricultural land is one thing. Making it productive and keeping it that way is another. Custom Farm Services manages and leases several hundred acres of almonds and row crop ground across the Central Valley, working closely with landowners to steward their property, maximize its value, and keep it in active production. Whether you're an investor who needs a reliable operator, an absentee owner looking for hands-on management, or a landowner exploring your options, we bring four generations of farming knowledge to every acre we touch.

Land Management Services

From full hands-off management to filling the gaps in your own operation, we tailor our involvement to fit your goals.

Full Farm Management

For landowners who want their property professionally managed without the day-to-day involvement, we handle the operations -- irrigation, pest management, fertilization, pruning, harvest coordination, and everything in between -- while keeping you informed and involved in the decisions that matter. Our services cover mature almond orchards as well as row crop ground, tailored to each property's conditions, water situation, and ownership goals.

Custom Farming

Need specific farming operations handled on your property? We provide custom farming for landowners who manage some aspects themselves but need an experienced team for the hands-on fieldwork. From ground preparation to harvest, our crew and equipment are available to fill the gaps in your operation.

Leasing Arrangements

We actively lease agricultural ground for our own farming operations, offering both short-term and long-term arrangements structured to work for both parties. Our leases are straightforward, our communication is direct, and we treat leased ground with the same care and investment as if it were our own -- because our reputation depends on it.

Crops We Manage

Our management and farming operations span a range of Central Valley crops:

Almonds
Sweet Potatoes
Black Eye Beans
Corn Silage

This diversification reflects the flexibility of our operation and our understanding of the rotation and market considerations that drive smart land use decisions in this region. Almonds receive full lifecycle management, from mature orchard care through harvest.

What We Look For in Farm Ground

Custom Farm Services is actively seeking agricultural land to lease and manage. If you have property that fits the following criteria, we'd like to hear from you:

15 acres or more of agricultural ground
Reliable water -- serviceable by a water district or equipped with a stable, productive well
Healthy soils suitable for orchard or row crop production
Target areas: Ballico, Delhi, Winton, Livingston, Atwater, Hilmar & surrounding communities

If your property is outside these areas but still in the Central Valley, reach out anyway. We're always open to evaluating new opportunities.

Our Approach to Stewardship

We work in close collaboration with every landowner we serve -- regular communication, transparent decision-making, and a shared commitment to maintaining and improving the property over time:

1

Protect the Asset

Your land is a long-term investment and we manage it that way, protecting its productivity and value season after season.

2

Maximize Productivity

Every decision we make is aimed at getting the best possible return from your ground.

3

Communicate Clearly

No surprises, no guesswork -- just honest updates and straightforward conversation.

4

What Our Clients Say

Trusted by growers across the Central Valley

"Custom Farm Services did an outstanding job removing our old almond orchard. The crew was professional, efficient, and left the field clean and ready for replanting. They handled everything from pushing to grinding and even coordinated the chip hauling. Highly recommend them to any grower in the Valley."

"We've used Custom Farm Services for three separate orchard removals over the past five years. Each time, they showed up on time, worked quickly, and delivered exactly what they promised. They also helped us navigate the Air District grant paperwork, which saved us a significant amount. These guys know what they're doing."

Frequently Asked Questions

Common questions about farm leasing and management in the Central Valley

What types of properties do you manage?
We manage almond orchards and row crop ground across the Central Valley. Our experience spans mature almond production, sweet potatoes, black eye beans, corn silage, and other crops suited to the region. We're happy to discuss your specific property and what management approach makes the most sense.
Do you work with out-of-area or investment property owners?
Absolutely. A significant part of our management business serves landowners who don't live locally or who have acquired agricultural property as an investment. We provide the on-the-ground expertise and daily management so you don't have to be here to keep your property productive.
What is the minimum property size you'll consider?
We generally look for properties of 15 acres or more that are serviceable by a water district or have a stable well. If your property is close to that threshold, it's still worth a conversation -- reach out and we'll evaluate it.
How are lease terms structured?
We offer both short-term and long-term lease arrangements. The specific terms depend on the property, the crops, and the goals of the landowner. We keep our agreements straightforward and work to structure deals that make sense for both sides.
What areas are you most interested in for new ground?
Our primary target areas include Ballico, Delhi, Winton, Livingston, Atwater, and Hilmar, though we consider properties throughout Merced, Stanislaus, San Joaquin, and Madera counties. Healthy soils and reliable water access are the most important factors.
How involved will I be as a landowner?
That's up to you. Some landowners want regular updates and input on every decision. Others prefer to step back and let us handle the operation, checking in periodically. We adapt our communication and management style to fit your preferences.
